Head to our Book Now page, pick your property and dates, and submit the request. Michael replies personally — usually within a few hours — with a firm quote and next steps. Booking direct means no platform booking fees, so you'll typically save 10–20% compared to Airbnb or VRBO.

We accept all major credit and debit cards through a secure payment link (Stripe). For longer stays, a 50% deposit holds the dates and the balance is due 30 days before check-in.

Standard minimum is 3 nights. Weekends and holiday weeks may require a longer minimum. We occasionally accept 2-night stays in off-peak windows — just ask.

Full refund if you cancel 30+ days before check-in. 50% refund between 30 and 14 days. No refund inside 14 days, though we'll always try to rebook the dates and refund what we can. Full details are on our Rental Policies page.

Check-in from 4:00 PM. Check-out by 11:00 AM. Early check-in and late check-out are sometimes possible depending on the cleaning schedule — just message us and we'll do our best.

Yes. Both homes have smart locks with a unique code generated for your stay. You'll receive full arrival instructions, the door code, and the Wi-Fi password by email the morning of check-in.

We don't operate transportation ourselves, but we're happy to recommend trusted local drivers and airport transfer services. Miami International (MIA) is about 25 minutes from the villa and 20 minutes from the Wynwood cabana in normal traffic.

The 5BR villa has a heated pool. Pool heating is included November through March; outside those months it's typically not needed, but we can turn it on for a flat $20/night charge — just request it before check-in so we can pre-heat.

Yes — both the villa's firepit lounge and the Wynwood cabana's hot tub are ready to use throughout your stay. We do a full water treatment between guests.

The 5BR villa comfortably sleeps 10 (max 12 with sofa beds). The 4BR Wynwood cabana sleeps 8 (max 10). Full bed configurations are on each property page: Villa · Wynwood.

Yes — high-speed fiber Wi-Fi (300+ Mbps) is included at both homes, strong enough for streaming, video calls, and remote work.

Both kitchens come with full-size appliances, cookware, dishes, utensils, coffee maker, blender, and starter supplies (coffee, filters, salt, pepper, oil, dish soap, sponges, paper towels, and trash bags). Groceries are on you — but Publix and Whole Foods are minutes away.

Yes — we're pet-friendly. Well-behaved dogs are welcome with a $150 pet fee per stay (up to 2 dogs). Please let us know at booking so we can note it on your reservation.

No smoking or vaping inside either home. Smoking is permitted outdoors only — please use the provided outdoor ashtrays. A $500 deep-cleaning fee applies to any indoor smoking.

Small gatherings with your booked guest count are fine. Larger events (bachelorette parties, birthdays, photoshoots) require prior approval and may include an event fee — we love hosting these, we just need to plan for them. See our Bachelorette packages.

Miami-Dade quiet hours are 11:00 PM to 7:00 AM. Please keep outdoor music and voices down after 11 PM to respect neighbors — noise complaints can result in fines that come out of your deposit.

Yes — a refundable $500 damage deposit is authorized (not charged) on your card 3 days before check-in and released within 7 days of check-out, assuming no damage.

Accidents happen — just let us know as soon as possible. Minor incidental damage (a broken glass, a stained towel) is covered by the cleaning fee. Larger damage will be deducted from the security deposit at replacement cost.

The 5BR villa is in Miami Lakes / Aventura area (exact address shared after booking). The Wynwood cabana is in the Ives Estates / North Miami area, minutes from Wynwood's art district. Both offer easy access to South Beach, Wynwood Walls, Bayside, and the airport.

A car is strongly recommended. Miami is spread out and Ubers add up fast if you're planning to explore beaches, Wynwood, and the Design District. Both homes have free on-site parking (villa fits 4 cars, Wynwood fits 3).

Send us an inquiry as soon as you can with a description of what you left behind. We'll check with the cleaning team and, if found, ship it back to you at cost (typically $15–35 depending on size and destination). Unclaimed items are held for 30 days.
